This is needed for all families whose loved ones own real estate. This is the legal way to determine the heir(s) and assist heirs in splitting real estate amongst all legal determined heirs. If determining the heir(s) is not properly handled, heirs stand to loose real estate to banks and/or county tax liens which is a playing field for investors who purchase such properties for pennies on the dollar through tax lien sales and bank owned properties (foreclosure). Upon determining the heir(s) real estate can be sold or kept, depending on what is decided amongst the heir(s).
